Housing sector stakeholders are exploring ways to improve the affordability of housing units with the aim of addressing Africa’s stinging housing shortage.

Speaking at the close of 37e Annual General Assembly and Conference of the African Union for Housing Finance (“AUHF”) held in Kigali, Rwanda from 2sd to 4e November, under the theme “New Frontiers for Affordable Housing,” AUHF President and Shelter Afrique CEO Andrew Chimphondah noted that one of the main lessons of the conference was that the development of housing units with a sale price of 10,000 USD or less is highly possible.

This year’s AUHF annual conference provided a very critical platform for global learning, sharing of ideas, networking and highlighting trends in the rapidly growing affordable housing sector. in Africa.

Some of the key trends covered by this year’s conference include innovations in informal income underwriting; opportunities to be found in real estate technology; new and innovative financing approaches; green and climate resilient housing; develop local capital markets, improve the efficiency and performance of the housing value chain on the African continent and, most importantly, step up efforts to provide exceptionally affordable housing at a selling price of less than USD 10,000 .

“In a post-Covid environment where everyone’s resources are limited, we need to do more with much less. This means that we need to improve the efficiency of our housing industry and the processes it involves so that we can significantly reduce construction costs and improve affordability, ”Chimphondah added.

The conference which attracted over 550 participants from around the world was chaired by the Rwandan Minister of Infrastructure, Amb. Claver Gatete, who shared Rwanda’s ambitious affordable housing program.

“New innovations in housing have enabled and continue to enable Rwanda to renovate slums without having to relocate beneficiaries. must not exceed US $ 35,000.00 ”, Amb. said Gatete.

From innovation and technology through the housing system, the conference has also been used by leading institutions such as Shelter Afrique, UN Habitat, African Development Bank, iLima Foundry, Center for Affordable Housing (CAHF), Reall and others to announce groundbreaking initiatives and developments that can accelerate sustainable affordable housing solutions across the continent.

“The conference also provided a platform for world leaders to share best practices; and for local developers to have access to Pan-African and international ideas, technology and contacts. Our hope is that these new ideas will accelerate the development of the affordable housing sector across the continent, ”said Kecia Rust, executive director of the Center for Affordable Housing Finance, which also serves as the AUHF secretariat.

Kigali Declaration

At the conference, members issued the Kigali Declaration for Affordable Housing in Africa, expressing their commitment to work together to take advantage of their diverse capacities, to draw new frontiers in the provision of affordable housing across the continent and in every country.

“The Declaration sets out the main commitments of the AUHF and its members, and urges governments, development finance institutions and support organizations, as well as other actors in the African affordable housing sector to work together in pursuit of of these objectives ”, concluded Mr. Chimphondah.
